This is the original 2008 officially licensed "HIGBEE'S DEPARTMENT STORE" from Department 56's "A Christmas Story" series (item #805027). Measures 9 x 6 x 5.5 inches. The building sign reads Higbee's. This original version is retired and is hard to find because the license was held for only a short period. After losing the license, a newer version was produced, and the sign on that model only reads Happy Holidays. This piece is in excellent condition. Unlike many of these pieces, it comes with the original rooftop flag. I would characterize it as New (other), as it has been displayed only a few times. I did not see any flaws upon inspection. The lighting works as it should, the adaptor is included. The box has some flaws but is structurally sound, please see the photos for details.
